Don’t Mess Around, Just Get That Property!

“I’ve just missed out on a property I wanted”
“It’s just gone under offer”
“The agent said they actually sold off market”
“There were multiple offers”

As agents, we spend a lot of time on the road and there has been a notable increase in ‘sold’ or ‘leased’ boards recently, and I’m sure it’s not just my imagination. Further research shows me that a number of these are being transacted off market.

 

Sales Example

This week a property of ours went under offer at the asking price after the agent had been negotiating for weeks between a buyer and seller (over a frustratingly small amount). There was no messing around: she met the agent on site, had already requested and therefore read the contract with the lease, studied the tenant, then put her unconditional offer in writing shortly after inspecting it.

So after weeks of frustrating negotiations, we suddenly had an offer that was enough to purchase. The buyer’s feedback – “I’ve already missed out on four others. I wanted something in this price bracket for my super fund. I’m sick of looking around and I’m happy with this tenant; I spent an afternoon sitting out the front watching their business and they were pumping.”

 

Leasing Example

Modo Property does a lot of office leasing in Bundoora and has transacted two offices off-market in the past three weeks. One of these tenants called the office directly for space (couldn’t find what they wanted online) and the other had missed out on another of our listings. We managed to put them both into office suites that were upcoming vacancies but not available just yet. The timing worked out for everyone.

 

We all love a good deal but let’s be real here: what’s more important – securing the right property or getting the cheapest deal?
